Industrial Joint Sealants

Select a sealant based on substrate compatibility (concrete, metal, masonry, glass), movement capability (percent joint expansion), curing mechanism (silicone, polyurethane, polysulfide, or acrylic), and environmental exposure (UV, chemicals, temperature range). Check manufacturer technical data for recommended joint width-to-depth ratios and surface preparation requirements

Measure existing joint width and expected movement; most sealants require a depth-to-width ratio (commonly 1:1 or 1:2) and have a published ±% movement capability—choose a product whose movement capability exceeds your maximum expected movement and size the joint to meet the sealant’s recommended geometry

Temperature and humidity affect cure speed and adhesion—silicones and polyurethane cure differently and have specified service temperature ranges; avoid application in extreme cold/wet conditions unless the product data sheet permits it, and allow full cure time before exposing the joint to expected loads or water

Clean substrates of dust, oil, loose material, and old sealant, then dry them; many substrates require a specific primer to achieve recommended adhesion—follow the product technical sheet for primer type, application method, and required flash-off times

Calculate linear feet × joint width × joint depth to determine volume, convert to liters or cartridges using manufacturer yield charts, and factor in waste; industrial sealants commonly span a wide price range, so plan budget according to product type (silicone, polyurethane, etc.) and required performance

Use appropriate PPE (gloves, eye protection, ventilation) and follow safety data sheets for hazard and first-aid information; store unopened cartridges in a cool, dry place within the temperature range specified by the manufacturer and use opened cartridges promptly to avoid skinning or contamination

Durability depends on product chemistry and exposure but typical service life ranges from several years to decades; inspect joints regularly for cracking, adhesion loss, or hardening and remove and replace failed sealant following proper substrate prep and joint sizing guidelines
